Boards typically assign one oversize elevator, require the service entrance rather than the front door, and prohibit handing keys to a contractor — the shareholder authorizes access in writing through the super and is responsible for briefing us, including trash and recycling rules. Doorman condos are simpler: they just want the cert at least a day ahead. For a walk-up or a private house, we arrange key handoff directly with you.

Yes. With steam heat in nearly every pre-war unit, cleaning the covers and the reachable area behind them is part of a normal visit.

Do stairs change the price?

They can. Federal-house stairs are steep and narrow and walk-ups add flights, so we factor flight count into the time estimate when we scope the job.

How far ahead should I book?

If your board needs a fresh cert, allow up to about 30 days for issuance. Doorman condos usually just need the cert a day in advance.
