The housing stock, and what it means for cleaning

Riverdale is really four worlds in one district. Fieldston is a National Register district laid out by engineer Albert E. Wheeler on Olmsted principles, streets that follow the terrain and keep the woods, houses mostly Georgian and Tudor Revival. The Tudors bring stucco and half-timber, leaded casement windows, arched openings, and a lot of heavy dark wood that shows dust and wants dry dusting and the right cloths, not a wet wipe-down. The center-hall colonials are organized around a formal central staircase with rooms off it, which is one of the flights we count when we scope the job. A finished basement is standard in these houses, so a whole lower level gets added to the plan.

The apartment side is co-op country. By the 1980s most Riverdale buildings had converted to co-ops, some designed by Philip Birnbaum. Laundry is in the basement, not in the unit, which is a legacy of pre-war riser and lint-fire concerns and simply changes how we sequence a visit. Getting into your building

Because most buildings here are board-run, access takes planning. Co-ops require a Certificate of Insurance naming the building as additional insured, typically the co-op and the managing agent and sometimes named board members; the baseline is $1M and some boards require limits up to higher multiples. We file it before the first visit, and boards usually issue the cert within about 30 days. Most towers route cleaners through the service entrance and one oversize elevator rather than the front lobby. Instead of a key handoff, many buildings want written shareholder authorization on file; doorman buildings release keys at the desk. In Fieldston we can take a key directly, but the streets are private, so we coordinate parking and access for the service vehicle in advance.

My tower has basement laundry, not an in-unit washer. Is that a problem?
