Hoboken sits directly across the Hudson from Midtown Manhattan, with classic brownstone rowhouses throughout most of the city and newer high-rise waterfront development along the river. The PATH train runs straight into Manhattan (33rd Street and the World Trade Center), and there's also a ferry terminal, both a direct ride into the city.
Hoboken is a one-square-mile grid of classic 1880s-1900s brownstone rowhouses — four and five stories, narrow and deep, most converted into multi-unit rentals — plus a strip of newer high-rise waterfront condos along the river at Maxwell Place and the Shipyard.
The brownstones are walk-ups: street-level buzzer entry, no elevator, and steep original staircases, so our crews come prepared to carry equipment up several flights. The waterfront towers have the opposite setup — staffed lobbies, visitor sign-in, and a resident elevator.
