For doorman and elevator buildings, the management office almost always wants a Certificate of Insurance before we arrive. The baseline is $1M naming the building as additional insured — typically the co-op or condo plus the managing agent, sometimes named board members — and some boards require limits up to several million. We issue the cert once you send the management contact; it's usually turned around within about 30 days, so send it as soon as you book. Where there's a freight elevator, buildings book it to fixed weekday windows and many ban weekend moves, so we schedule to the cab time and pad the floor.
For walk-up co-ops and two-family conversions, tell us how you want us in: a lockbox, a key left with the super, or an intercom buzz-up. Many owners here travel or commute long hours, so we hold keys securely for recurring clients and log every entry. If your unit is up a walk-up, count the flights — stair climbing is a real pricing factor, and we'd rather quote it right the first time.
